Freshening Up Your Powder Room Is Not Just Flushing Money Down the Toilet

A future seller recently asked for advice on updating the bathroom in his house.  It’s a fact that any remodel is going to cost some coins, but even a minor bathroom upgrade is a great investment. As we all know, decorating styles change with the times and an outdated bathroom is definitely a turn off for prospective buyers. If you are reading this while soaking in your garden tub, surrounded by wall to wall carpet, faux painted walls with fancy decals and maybe even a wallpaper border… it may be time for a change.

According to HGTV, a minor bathroom remodel is the number one home update that pays off with an average return at resale of 102%.  Not many upgrades have that type of return! Home Advisor estimates a bathroom remodel in 2018 will cost between $2,500 and $23,749, but even if you are working on a small budget there are affordable changes you can make that will have a big impact.  

What’s on trend now?

Today’s style features clean lines, white ceramics, and minimalist features.  Applying a fresh coat of paint is a great place to start.  Go for a tranquil color – white, grey or shades of light blues or greens will brighten up the room and serve as a calm backdrop for bright accessories.  If you are handy and willing to attempt some DIY projects, Home Depot suggests updating your bath cabinet hardware and accessories, faucets and shower heads, lighting fixtures and fan.  Consider replacing your toilet, vanity, vanity top and cabinets, removing or replacing old shower doors and re-glazing bathtubs for a “like new” finish.

If you are pulling out all the stops, include some sizzle features like distinctive subway tile in the shower. Wood plank tile flooring adds rustic character and batten board walls give the look of reclaimed wood and offer the room both dimension and charm. In a perfect world, I would tell you to add all of these features but if you are not able to include all, do as much as you can on the budget that you have.
